Sopot — the most expensive market in Poland
Sopot traditionally holds the status of the most expensive city in the country. There is almost no new development here, and the number of apartments with a sea view is strictly limited due to low-rise buildings and the preservation of the city’s historical appearance.
Real estate in Sopot is more of a prestige element than just housing. Views of the bay are considered a rare and premium resource.
Prices start at around 25,000 zlotys per m², and in top locations, they reach 50,000–60,000 zlotys per m².
The most sought-after areas:
- Lower Sopot — the center of life and elite development
- Karlikowo — historic houses and apartments with views
- Kamienny Potok — a quieter and greener part of the city
- Upper Sopot — unexpected panoramas due to the terrain
Gdynia — modernism and views of the bay
Gdynia offers a more modern and «urban» option for living by the sea. It is not a resort, but a dynamic port city with a strong architectural identity and modern residential complexes.
The most prestigious locations:
- Orłowo — elite apartments by the cliff
- City center and promenade — view of the port and bay
- Redłowo and Babie Doły — separate spots with sea panoramas
The market here is more diverse: from relatively affordable apartments to ultra-luxurious apartments in projects like Sea Towers or Yacht Park.
Prices range from about 13,000–15,000 zlotys per m² to 40,000 zlotys and above in the premium segment.
Gdańsk — the widest selection
Gdańsk remains the most diverse real estate market on the coast. Here, one can find both relatively affordable apartments and elite apartments with direct sea views.
The market is conditionally divided into two types:
First line by the sea (Brzeźno, Jelitkowo)
Locations right by the beach and dunes. Modern residential and apartment complexes are being built here. Prices range from 20,000 to 30,000+ zlotys per m² depending on the view and standard.
High-rise areas (Przymorze and Zaspa)
Apartments in skyscrapers and high-rises with panoramic views of the entire bay. This is a more affordable segment — approximately 12,000–22,000 zlotys per m².
An apartment with a view of the Baltic Sea today is a premium product.
Sopot remains the most expensive market, Gdynia offers a balance between prestige and urban lifestyle, while Gdańsk provides the greatest variety in price and housing format.
The phrase «sea view» is often used very loosely — sometimes it is just a side or partial view. A real panoramic view can differ significantly from advertising descriptions, so it is always important to check the apartment in person or through accurate photos and layouts.
