The Open’er Festival hasn’t even started yet, but the housing market in Gdynia is already overheated. During the festival days, short-term rentals turn into a separate quest: prices soar, and regular apartments suddenly become almost luxury items.
From July 1 to 4, housing in Gdynia rises sharply and without surprises — this is the effect of Open’er. The main offerings are concentrated in Oksywie and Kosakowo, right next to the festival venue (Gdynia-Kosakowo Airport). These are regular apartments: studios, simple one- or two-bedroom apartments, sometimes with parking — and that’s often where the “pluses” end. You can walk to the stage in 10–15 minutes. During these four days, hosts often earn as much as they usually do in a month.
Looking at the prices on the Trojmiasto website, it seems that it’s not so bad: 130, 150, 220, or 280 zlotys per night. But if you calculate for the entire festival period, it comes out to 520–1120 zlotys. Some listings are tricky — they indicate the price per person. As a result, for a group of two or three people, the total easily exceeds 2000–3000 zlotys.
On Airbnb, the range is even wider: from 275 zlotys for a room on the outskirts to 5600+ zlotys for an apartment in the center of Gdynia. To simplify, the market is divided into three zones:
— Kosakowo and Pogórze right by the airport: about 2890–3491 zlotys
— Oksywie and nearby areas: 2641–3327 zlotys
— more distant places like Rewa: 1233–4647 zlotys
The closer to the sea or the festival, the more expensive it gets. But “far” in this case is also relative: sometimes it’s just the other end of Gdynia.
Na OLX wybór jest jeszcze większy: można znaleźć pokój za 60 złotych za dobę lub willę z jacuzzi za 1500 złotych w Pogórzu. Przekształcone na festiwal, normalne mieszkanie za 250–420 złotych za dobę będzie kosztować 1000–1680 złotych. Ale jest haczyk — takie opcje często znajdują się w Rumi lub Karwinach, co oznacza kilka kilometrów od miejsca wydarzenia. A słowo „Open’er” w ogłoszeniu nie gwarantuje, że można dojść do sceny — czasami to dodatkowe +100 złotych za taksówkę w jedną stronę.
On Booking.com, jest tak prosto, jak to tylko możliwe: im bliżej festiwalu, tym drożej. Zakwaterowanie w pobliżu miejsca festiwalu kosztuje około 3965–7241 złotych za cztery dni. W promieniu 5–10 km — już 1338–5039 złotych. Opcje premium z widokiem na morze sięgają 7000 złotych. I nie zapomnij o taksówkach: w nocy przejazd z sąsiednich rejonów łatwo kosztuje 120–200 złotych.
