The Open’er Festival hasn’t even started yet, but the housing market in Gdynia is already overheated. During the festival days, short-term rentals turn into a separate quest: prices soar, and regular apartments suddenly become almost luxury items.
From July 1 to 4, housing in Gdynia rises sharply and without surprises — this is the effect of Open’er. The main offerings are concentrated in Oksywie and Kosakowo, right next to the festival venue (Gdynia-Kosakowo Airport). These are regular apartments: studios, simple one- or two-bedroom apartments, sometimes with parking — and that’s often where the “pluses” end. You can walk to the stage in 10–15 minutes. During these four days, hosts often earn as much as they usually do in a month.
Looking at the prices on the Trojmiasto website, it seems that it’s not so bad: 130, 150, 220, or 280 zlotys per night. But if you calculate for the entire festival period, it comes out to 520–1120 zlotys. Some listings are tricky — they indicate the price per person. As a result, for a group of two or three people, the total easily exceeds 2000–3000 zlotys.
On Airbnb, the range is even wider: from 275 zlotys for a room on the outskirts to 5600+ zlotys for an apartment in the center of Gdynia. To simplify, the market is divided into three zones:
— Kosakowo and Pogórze right by the airport: about 2890–3491 zlotys
— Oksywie and nearby areas: 2641–3327 zlotys
— more distant places like Rewa: 1233–4647 zlotys
The closer to the sea or the festival, the more expensive it gets. But “far” in this case is also relative: sometimes it’s just the other end of Gdynia.
On OLX, the variety is even greater: you can find a room for 60 zlotys per day or a villa with a jacuzzi for 1500 zlotys in Pogórze. Converted for the festival, a normal apartment for 250–420 zlotys per day will cost 1000–1680 zlotys. But there’s a catch — such options are often located in Rumia or Karwiny, meaning several kilometers from the venue. And the word “Open’er” in the listing does not guarantee that you can walk to the stage — sometimes it’s an additional +100 zlotys for a taxi one way.
On Booking.com, it’s as simple as it gets: the closer to the festival, the more expensive. Accommodation near the festival venue costs about 3965–7241 zlotys for four days. Within a 5–10 km radius — already 1338–5039 zlotys. Premium options with a sea view go up to 7000 zlotys. And don’t forget about taxis: at night, a ride from neighboring areas easily costs 120–200 zlotys.
